Your commercial felt roof needs maintenance when you notice standing water, lifting edges, moss growth, interior staining or debris-blocked outlets. These early signs point to maintenance work rather than full replacement. Acting on them keeps your flat roof watertight and extends its service life across the Hampshire climate.
We are C J Roofing & Renewables Ltd, a Portsmouth-based roofing and solar company serving Hampshire and the South of England. With over 15 years of combined hands-on experience, we survey and maintain commercial felt roofs on warehouses, offices, retail units and industrial buildings. Below we cover the maintenance signs most business owners overlook.
What are the signs your commercial felt roof needs maintenance?
The clearest felt roof maintenance signs are ponding water, lifting perimeter trims, surface moss, blocked rainwater outlets and ceiling stains inside the building. Each one signals that water is sitting where it should be draining, or finding a route beneath the covering.
Maintenance differs from replacement. Maintenance addresses a sound roof showing early wear. Replacement applies when the covering has reached the end of its life. Catching these signs early often means a repair rather than a full re-cover.
Standing water that lingers after rain
Water that remains on the surface more than 48 hours after rainfall indicates ponding. Ponding points to a fall that has dropped below the design gradient, often around the centre of a bay or near a parapet.
Standing water adds weight, accelerates surface breakdown and encourages organic growth. On Hampshire flat roofs, persistent ponding after a wet week is one of the most common reasons we are called to survey. We check the deck falls and outlet positions to identify the cause.
Lifting edges, trims and upstands
Edges, drip trims and upstands that lift or pull away from the substrate allow wind to catch beneath the covering. Once wind lifts an edge, rain follows the same path and tracks under the felt.
Exposed coastal and open sites around Portsmouth, Gosport, Hayling Island and the Solent see higher wind loading than inland properties. We inspect perimeter detailing, parapet aprons and upstands against abutments where lifting usually starts.
Moss, algae and plant growth on the surface
Moss and algae growth shows that the surface holds moisture and debris. The growth itself retains water against the bitumen and can block the flow toward outlets.
Hampshire’s mild, damp conditions and tree-lined commercial estates make surface growth common. Left unmanaged, roots work into seams and mineral surfacing. Routine clearance keeps the drainage paths open and the surface drying as intended.
Blocked gutters, outlets and rainwater pipes
Blocked outlets and gutters cause water to back up across the roof surface. On a flat roof, even a small blockage can flood an entire bay, as there is little gradient to carry water away.
Leaves, silt and moss fragments collect at gullies and hopper heads over autumn and winter. We clear outlets, check the falls run toward them, and confirm the rainwater goods are discharging freely.
Interior staining, damp patches or peeling paint
Brown staining, damp patches or peeling paint on ceilings and upper walls signals water ingress through the roof. The internal mark often sits some distance from the actual entry point, as water tracks along the deck before dropping.
For a business, interior damp also risks stock, equipment and electrics. When you spot a stain, note its position and the weather that preceded it. That detail helps us trace the source quickly during the survey.
Why does regular felt roof inspection matter for Hampshire businesses?
Regular inspection catches small faults before they reach the deck or the inside of the building. A sealed seam or cleared outlet during a routine visit prevents the wider damage that a neglected fault causes over a wet season.
The Hampshire climate combines coastal wind, persistent winter rain and warm summer spells that expand trapped air. These conditions work on a flat roof year-round. A twice-yearly commercial felt roofing inspection – typically spring and autumn – keeps you ahead of the weather rather than reacting to a leak.
We recommend inspecting after any severe storm as well. Wind-lifted edges and dislodged flashings are not always visible from ground level, which is why a professional at-height check matters.
What does a professional felt roof inspection cover?
A thorough Hampshire roof inspection covers the surface condition, seam and lap integrity, perimeter detailing, upstands, outlets and the internal ceiling line. The aim is to confirm what is sound and flag what needs attention.
During our director-led survey, we check:
- Surface blistering, splits and mineral loss across each bay
- Seam and lap bonding at side and end joints
- Perimeter trims, drip edges and parapet aprons
- Upstands and flashings at abutments, rooflights and pipe penetrations
- Outlets, gutters and rainwater pipes for free flow
- Falls and any ponding areas across the deck
- Internal ceilings and walls for signs of ingress
Our team is fully trained and certified in working at height, manual handling and asbestos awareness. We carry £5 million public liability insurance, and any new installation work we carry out is backed by a 10-year workmanship guarantee.
Maintenance, repair or replacement: how do you decide?
The decision depends on the age of the covering, the extent of the fault and the condition of the deck beneath. An isolated lifted seam on an otherwise sound roof is a repair. Widespread blistering or failed laps points toward replacement.
We give honest, no-pressure advice after the survey. If maintenance will extend the life of your roof, we say so. If the covering has reached the end of its serviceable life, we explain why and set out your options. For a full picture of how three-layer torch-on systems are built and what shortens or extends their life, see our guide to felt roofing.
Several factors influence the scope and cost of maintenance work – the roof area, access, the number of upstands and outlets, and the condition found on survey. Rather than quote a figure blind, we provide a written, itemised quote within 48 hours of the site visit.
